What is a Rent Receipt?

A rent receipt is a short written record, signed by the landlord or the landlord's agent, confirming that rent was received. It identifies the rental property, the person who paid, the amount, the date and method of payment, and the period the payment covers. When the tenant pays other charges at the same time, such as a late fee or a utility reimbursement, the receipt can list each item separately.

Receipts protect both sides. The tenant gets proof that the rent was paid on time, which matters if a payment is later disputed, if the tenant applies for another rental or needs to show a housing payment history. Is a landlord required to give a rent receipt?

What should a rent receipt include?

At a minimum: the date, the amount received, the name of the person who paid, the property address, the rental period covered, how the payment was made, and the name and signature of the person who received it. Itemizing late fees or other charges separately makes the record clearer.

Can I use a rent receipt for a partial payment?

Yes. Mark the payment as partial and enter the balance still owed and when it is due. Accepting a partial payment can affect a landlord's eviction rights in some states, so landlords dealing with unpaid rent may want to check their state's rules before accepting one.

Do I need a receipt if the tenant paid by check or bank transfer?
